This commercial roofing project in Denver, Colorado involved upgrading a severely deteriorated exposed fastener metal roofing system using a high-performance TPO retrofit solution. To avoid a full tear-off while significantly improving performance, flute-fill insulation was installed to fill the ribbed gaps of the existing metal panels, creating a smooth, level substrate that increases thermal resistance, improves load distribution, enhances moisture control, and reduces heat transfer. Two layers of 2.6-inch polyisocyanurate insulation were then added to achieve an R-30 assembly, followed by the installation of a 60-mil GAF EverGuard® TPO membrane. This lightweight, moisture-resistant retrofit delivered substantial energy-efficiency gains, improved acoustics, and a durable, long-term roofing system designed to reduce operating costs and extend the roof’s service life.
