Coatings
Roof coatings—such as silicone, acrylic, or elastomeric—are fluid-applied systems used to restore and extend the life of an existing flat roof. They create a seamless, reflective, waterproof layer over the existing membrane without a full tear-off.
Their advantages include lower cost than replacement, reduced heat absorption, added waterproofing, and the ability to extend roof life 10+ years. Downsides include limited effectiveness over roofs with saturated insulation, the need for proper surface prep, and the fact that coatings don’t fix underlying structural issues. They’re best for roofs that are aging but still in generally sound condition.
